New Home Inspections surrey
New home inspections by BC House Reports are carried out at various stages of a new construction. They may be requested by the purchaser as part of quality control checks or they may be required by the lender to allow for the release of funding for the next phase of assembly.
Our Registered Home Inspector will oversee the construction process of your new home for the four distinct phases of construction. We will advise you if the quality of home construction that you paid for is not what you are actually receiving from your builder. We will advise you of our findings after each visitation by E-mail. Interim reporting will advise clients of any major areas of concern (structural issues, missing components, poor quality craftsmanship etc.). We will monitor the progress of any corrections or alterations requested of the builder.
NEW HOME INSPECTION - PHASE 1
The initial inspection is generally completed with you present in order to explain the process; its scope and limitations. A thorough inspection of the excavation, footings, foundation, weeping tile and damp-proofing membrane is completed.
NEW HOME INSPECTION - PHASE 2
Once directed by you to proceed, an inspection is completed of the framing of exterior and interior walls, floors, rafters and sheathing and roofing of the home.
NEW HOME INSPECTION - PHASE 3
Once directed by you to proceed, an inspection is completed of the roughed-in plumbing, electrical, mechanical systems, insulation and vapour barrier of the home.
NEW HOME INSPECTION - PHASE 4
Once scheduled by you, this is generally a Pre-occupancy inspection. This is a thorough inspection of the finished home and generally takes 3.5 to 4 hours. A full computer generated report is provided to you onsite.
New home construction is truly a labour of love and you may have to endure many aggravations and frustrations during the process. We have no allegiance to any builder, we are there to assist you and point out if you are not getting the quality of construction that you have paid for.
